VALUATION


Firstly, if you are selling you will require a valuation. At CURTIS-McKINNELL we can offer you a free, no obligation factual and accurate appraisal of the current market value of your home. Our experienced property valuer will provide you with a valuation based not only on their in depth knowledge of Inverness and the Highlands but also utilising our extensive database of recent properties sold.


INSTRUCTION OF THE AGENT/HOME REPORT/PROPERTY DETAILS


Having received your valuation and provided that you are satisfied with it, we will then proceed to instruct your Home Report and prepare full sales details of your property. Bearing in mind the importance of presentation, we will ensure that your sales details highlight the vitally important aspects of your property and that your home is shown to its best possible advantage with the aid of our professional camera equipment. If required, we can also set up a computerised 360 degree/virtual tour and aerial photography using our DJI mini 2 4K drone.


MARKETING


Once your Home Report has gone live and you have seen and approved our particulars of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by CURTIS-McKINNELL and accompanied viewing can also be arranged to show prospective buyers around your home should you be unable to do so.


Your property is now ready to market and we offer the following;


PROFESSIONAL PHOTOGRAPHY – In order to unlock your property's potential CURTIS-McKINNELL has invested in professional camera equipment including a Nikon D750 with a wide angle lens, a 360 degree camera for virtual tours and the new dji mini 2 drone for aerial photography.


FOR SALE BOARD – Our distinct for sale board is the most simple and effective marketing tool, available 24 hours a day.


EMAIL – Wherever possible, all prospective buyers who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties as soon as possible, within 24 hours of receiving your instruction.


MAIL SHOTS (and telesales) - We will contact registered prospective buyers as soon as possible after receiving your instruction and your details will be forwarded to any new registered buyers.


WEBSITE – This is updated daily and full colour details of your home are uploaded on our website within 24 hours of being placed on the market. Besides the exposure on our own site, CURTIS-McKINNELL is also affiliated with the following national property websites which will feature your home:

ADVERTISING – We can provide a regular prominent advertisement of your property in local and national publications to ensure that your home is fully marketed.


OFFERS – Any offers we receive will be dealt with personally by Peter Curtis. He has been negotiating property sales for over 20 years in the Highlands and knows how to get you the best price for your property. He will negotiate between you and your prospective purchasers Solicitor in order to achieve the best price, best entry date and strongest buyer.


We will investigate the position of the buyers and liaise with you until an accepted offer has been agreed.


AGREED SALE – At this point your offer is handed over to your Solicitor who will begin the conveyancing process. We will then make your property "under offer" and put a Sold Subject To Missives Concluding slip on your CURTIS-McKINNELL For Sale board.
